OT - put in a bid

This latest house had nothing to do with the divorce... I moved on from that house. It's still on the market.

I'm not sure what constitutes "cash rich"... we can do 20% down and have great credit. Overall we're solid buyers. With this last house, our lender even called the seller's realtor to tell them we're solid and our financing is legit. The deal won't fall apart because of financing. Still wasn't enough because that doesn't trump waving inspection.

All said we've put in 5 bids on 4 different houses. This last one was especially heart breaking. It would have been perfect.

Sigh. I'm just frustrated right now. I was hoping to find a home by now so we could put our current home on the market during the summer time as things slow down once school starts in sept.

Sorry to hear, don't get stressed out. I closed recently on first home purchase... it was a very stressful process with lots of ups and downs. I was able to get the home I always wanted though at the end of the process (I am sure you will find the right place soon). Got very lucky with 10% down and 3.75% 30yr rate. It also helped that my realtor was a friend of the other realtor. The closing had to get extended 1 month out due to a lender stepping out on me 2 weeks before original closing (now that was stressful)!

Try to keep your focus on what you want. Don't get emotionally tied to any home, and be very receptive to the whole process trying to facilitate any communication between all parties. What you need to do is relax and recollect your thoughts go over the process with your significant other, and look at all your options. If you don't absolutely need to move, I would consider waiting on the sidelines until things cool off a bit. It seems that you are working against the tide atm (I think its best not to be so eager, to avoid getting caught up paying much more then you should).

Bid went in today.
If we get the house I'll post better pics of the tree to see if we can get it identified. Hopefully the fruit will ripen.

I haven't heard anything back yet BUT!!! They had an open house scheduled today and it has now been cancelled. I'm taking that as a good sign.

OT! Nichole, I have just whiled away about an hour enjoying your blog, and especially your dog pictures. You are killing me with your fantastic dog pictures (wiping tears from my eyes, no kidding). All the best with your search for a new place (but, I really really like the old one, too).

Keeping my fingers crossed for you Nicole !! Oh and I too spent the better part of an hour loving your blog - Violet just melts my heart !!

In other news, they countered, we accepted. Looks like we'll be moving soon... assuming the inspection goes well.

The inspection is on Wednesday morning. I'll bring my camera and take lots of pics.

Well, we're at an impasse with the house. The roof is bad. The seller wants to put in a super cheap bandaid that'll give me 2-5 years if I baby it and patch it up every year - then I would be on the hook for a super expensive tear down and new roof build. More expensive than your average new roof cost because of the type of roof it is. Limits your options. The roof would cost 25-40k depending on our choice. The bandaid is super cheap and the seller is doing it despite us saying "NOOOOOO!!" - we aren't even outside of the (extended) inspection period yet and he's doing it despite us asking him to wait till Wednesday so we can research it some more. Sigh.

So in short , we'll probably be walking away. The price just isn't worth the knowledge that we'll have to take care of a very expensive new roof project in 2-5 years.

One more update. The seller and I made peace with the roof, the septic passed with flying colors, and the seller is going to throw in his john deere riding tractor mower so now we can mow this monster lawn.
The bummer thing is right now I'm having some health problems that's interfering with my need to pack. Not helping my stress level. The pups have been very helpful by pulling out all the packing materials and prancing around the house with mouths full of tissue paper and destroying it into a million pieces. So helpful.
