This is a cutting of Kadota I started over 3 months ago. It formed roots and callus tissue on the top of the cutting - see well-formed donut-shaped callus and one root on the right. And then nothing ...till today - a very young shoot emerging from a bud below the surface on the left. :)

Kadota loves the heat.   It was very successful for me at our place in Lake Havasu, thriving in temps above 110 day after day after day.  So pick a warm spot for it.
